Philip & Jane believe there is a gap in the market between 4 star Hotels and Budget accommodation that the traditional B&B or Guest House does not supply. We aim to bridge that gap with our Town House accommodation using quality fittings usually only found in the biggest and best Hotels. All our beds are made by Hypnos and offer real comfort and a good night’s sleep

We now have a total of 7 rooms available. The six main rooms are Ensuite, 1 Junior Suite (with air bath/shower), 4 Doubles and 1 Twin, with Shower and WC.

We also now have 1 small double (4'6" bed) that is ideal for single occupancy with private shower and toilet . The shower and toilet are only 5 feet away directly across a private corridor that leads to 2 other ensuite rooms. This room when available is at a discount to the published tariff.

Rooms Ensuite with Shower and WC, Satellite Television, Radio and Mini Fridge with Complimentary Bottled water, fresh milk, tea & coffee making facilities, Hairdryer, Iron and Ironing Board.

Night Allocation for Saturday-night-only bookings (March to October) is dependant on a Friday 1 night booking having been already booked. 2 night bookings preferred.

Junior suite now available with air Bath/Shower - add £5 per night supplement. Room 3 and specific room requests also carry a £5 supplement.

Room 4 is a normally a twin bedded room with zip and link beds. When requested room 4 can be made into a 6'6"x 6'6"Double at £10 per night supplement.

Rooms are available from 4.30pm on day of arrival (unless otherwise arranged). Latest check in is 11pm.

Rooms to be vacated by 11am on day of departure. Front door closes at approx 11.00 pm Sun - Thurs & 11.30pm Fri & Sat. (Room Key access thereafter)

We have a strict 'No Smoking' and 'No Pets Policy' (other than assistance dogs).

Terms: Payments can be made by Cash, Cheque, Debit Cards Delta & Switch.

For Mastercard, Amex & Visa Credit Cards there is a 2.5% surcharge.


Cancellation Policy – Cancellations must be received by 14:00 48hrs prior to arrival to avoid charges.
Confirmation of cancellation to be confirmed in writing by email/ fax.
Failure to comply will result in a charge being levied equivalent to 80% of rate quoted if room not resold. No shows are charged at 100% of 1st night.

Cancellation terms for Burghley Horse Trials bookings are different and cancellations must be received by 14:00 on the 30th July to avoid charges.

Deposits when Requested are not refundable until after date of original booking and then only if room has been resold.

We reserve the right to make a charge for any malicious damage to bedrooms and/or contents.
